What Documents are Required? 

Before your property hits the market, several documents will need to be arranged. As the seller of the property, you will need to arrange: 
 
Proof of identity 
Your solicitor will need to see a passport or driving licence as well as a document with your name and address on such as a bank statement or utility bill. 
 
Property title deeds 
If you do not have your property title deeds or can no longer find them, the solicitor you hired when you bought your property, or your mortgage provider might. Your solicitor will also have to contact the Land Registry to find the official copies of your title deeds. 
 
Property information (TA6) 
This is a form that sellers are required to complete. The questions included relate to your property as well as general questions about living in the area. Examples include: 
Boundaries: this includes information on who is responsible for fences and hedges surrounding your property. 
Disputes and complaints: any incidents with neighbours or ongoing disputes will need to be noted. 
Notices and proposals: this includes any letters from local authorities and councils as well as neighbours, concerning development in the area or property vicinity. 
Alterations and building control: this includes any major work that has been carried out on the property as well as the building’s status. 
Environmental matters: this includes covering any risks such as flooding or weeds like Japanese knotweed which can be a danger to a property structure. 
Parking: this will help to inform and advise any prospective buyers as to whether off-road or garage parking is available. 
Insurance: examples of insurance will help prospective buyers to understand how much it costs to insure the property. 
Transaction information: this relates to if you are wanting to buy another property and what date you are moving out.

Energy Performance Certificate
