Information That Needs to Be Disclosed 

Consumer Protection Regulations (CPRs) are a key part of any property sale and dictate that a seller must disclose any important information they hold about the property that is likely to influence a buyer’s decision. 
 
The type of information that is required to be shared includes: 
If any previous sales have fallen through and why 
Any issues with previous surveys 
Any planning permission applications including pending, approved and declined 
If the property is beneath a flight path 
Whether a powerplant or substation is located nearby 
Any public right of way that passes through the grounds of the property 
Any problems with neighbours including boundary disagreements 
Any neighbours who may have been served an ASBO (Anti-Social Behaviour Order) 
If the property is within sight of a motorway 
Any known pests on the property including bats nesting 
Any known issues with weeds such as Japanese Knotweed 
If any murders or suicides have been committed on the property 
If any burglaries have been committed in the area recently 
Any outstanding debts relating to the property including Green Deal loans 
Any future developments or construction work in the area 
 
Providing misleading information or failing to supply relevant information about the property can result in criminal charges for the seller or estate agent. If you are unsure about a certain piece of information, always contact your solicitor or estate agent. 
When submitting information about your property it is important to be as accurate as possible with what you provide. 
What's a Green Deal Loan? 
A Green Deal loan was a government scheme that ran from 2013 to 2015. It provided loans to households in the UK so that homeowners could make energy-efficient home improvements. The loan was designed so that it could be paid back through the savings made on energy bills. 
 
If a homeowner decides to sell their house, the debt doesn’t move with them. Instead, it remains associated with the home and therefore needs to be disclosed to prospective buyers as they will be assumed to take over this debt.
